Project: The Old Baths, Garston
On the site of a former community baths in Garston, Architecture by Design was tasked with delivering modern homes that embraced both environmental ambition and architectural sensitivity. The result? A scheme that exceeds Future Homes Standards while quietly respecting the character of its neighbourhood.
This was not just a brownfield regeneration project. It was an opportunity to rethink how sustainable design can shape community, climate, and context in equal measure.
Designing for the Future, Rooted in Place
We began by reimagining the site layout to maximise solar orientation and reduce overheating risk. Early coordination with cross-discipline engineers and consultants enabled us to embed technical excellence from the outset.
The resulting homes combine:
High-performance building envelopes
Air source heat pumps
MVHR systems
Photovoltaic arrays
These features weren’t simply added on—they were integrated into the architectural language of the scheme, helping to deliver EPC A-rated homes that blend sustainability with sensitivity.
Coordination, Collaboration, and Comfort
As part of our commitment to rigorous technical detailing, we resolved challenges around ducting, plant integration, and utility cupboard coordination through advanced 3D modelling. This avoided design conflicts, improved construction efficiency, and enhanced end-user experience.
Every home was designed with longevity and liveability in mind. From overheating analysis to material specification, comfort and durability guided every decision.
Designing for Environmental and Social Impact
Environmental performance didn’t stop at the front door. The wider masterplan embraced a place-based approach to sustainability:
